The Design-Build Difference

Three accountable parties, not seven.

In the traditional custom-home model, you hire an architect, an interior designer, and a builder. Each one points at the other two when something doesn't go right.

In a design-build model — the way JCM works — you hire one team that owns all three. Architecture, budget, and construction stay aligned through every phase, because the same people are accountable for all three from the first sketch.

01One Team

Architect, designer, and builder all report to the same project lead — yours. Decisions move at conversation speed, not RFI speed.

02One Budget

We price the whole build before a foundation is poured, and we track every line as the project moves. Surprises are the exception, not the business model.

03One Timeline

Your weekly update tells you what was done, what's next, and any pending decisions on your side. Nothing waits on the wrong person.

Engineered In-House

Every plan starts at our drafting table.

JCM doesn't build from templates, stock plans, or somebody else's drawings. Every home we deliver is custom-engineered by our in-house staff architect 40 years on the same drafting table.

That means budget, structure, and architectural intent all get reconciled before a single board is cut. The plan you sign off on is the plan that gets built — to code, to spec, and to last.

02Engineered

Every line is drawn to code and costed before approval — so the budget the plan represents is the budget the home will hit.

Quality Materials

We use the materials we'd use in our own homes.

Every product that goes into a JCM home — the framing lumber, the windows, the roofing, the cabinetry, the fixtures — is chosen because it performs, lasts, and looks the way we want our own homes to perform, last, and look.

We don't value-engineer at our clients' expense. If we need to find savings, we find them in the way we work, not in the wall behind the drywall.

Green Building

Certified Green Professional construction.

JCM is a Certified Green Professional builder through the National Association of Home Builders — the construction industry's recognized standard for sustainable, energy-efficient homes.

In practice that means: tighter building envelopes, higher-performing insulation and windows, efficient HVAC sizing, mindful site development, and homes that cost less to run over their lifetime. Better for the mountains we build in. Better for the people we build for.
